Verified

A named individual at the firm with a direct phone line we have confirmed in the most recent refresh, plus program parameters (deal size, asset class, geography, recourse posture) corroborated against a transaction, termsheet, or counterparty conversation. Verified does not guarantee current appetite — appetite changes with rate cycles.

What Verified confirms

  • A named individual at the firm (not a desk, not an inbox)
  • A direct phone line confirmed in the most recent refresh
  • Program parameters (deal size, asset class, geography, recourse posture) corroborated against a transaction, term sheet, or counterparty conversation
  • The platform is actively originating in the U.S. CRE capital markets

What Verified does not mean

  • Verified does NOT mean the lender will quote your specific deal
  • Verified does NOT mean current credit appetite — appetite cycles with rates and portfolio concentration
  • Verified does NOT mean instant response — outreach is still outreach
  • Verified does NOT mean the lender has dollars to deploy this quarter
  • Verified does NOT mean we have vetted the lender's underwriting quality on your behalf

How a record becomes Verified

Sourced from direct market participation

The record originates from a term sheet, closing call, counterparty conversation, or correspondent introduction — not from a scraped directory or licensed dataset.

Confirmed at refresh

At each quarterly refresh, the direct line is dialed and the named contact is validated. Records that fail this check are downgraded.

Cross-referenced against platform materials

Program parameters are corroborated against the platform's own materials and, where applicable, regulatory filings. Discrepancies are noted and the lower parameter is used.

What happens if a Verified record decays

The data-quality guarantee replaces any Verified record with a dead direct line within 90 days of purchase. Submit the record name and the date you attempted contact to corrections@valoreregistry.com — replacement within 5 business days. See the full guarantee page for coverage scope.
