The Lender Edition is a practitioner-built directory of 745 active CRE capital providers — banks, credit unions, debt funds, life companies, conduit lenders, agency programs, and bridge lenders operating across the United States.

This is not an aggregated dataset. Each record was sourced through direct market engagement: deal submissions, term sheets, closing calls, and counterparty research accumulated over a decade of CRE finance work. The directory reflects who is actually lending today, not who has a website.

Methodology

Field-sourced means this directory was built from direct market participation, not scraped from public databases or licensed from data aggregators. Records originate from:

  • Deal origination and submission processes (submitting to lenders, receiving term sheets)
  • Closing calls and post-close originator follow-up
  • Industry conference coverage and direct introductions
  • Broker-dealer and correspondent relationships
  • Published term sheets and publicly available offering memoranda

Verified means the contact information and lending parameters were confirmed through direct engagement within the current market cycle. A Verified record is not a guarantee of current appetite — CRE lending is cyclical and program parameters change. It is a confirmation that the counterparty relationship exists and the data reflects actual market experience, not marketing copy.

How current is the data?

The Edition was last refreshed in May 2026. The next scheduled refresh is August 2026. Purchasers receive free re-downloads for 12 months from purchase date, so any quarterly refresh within that window is included at no additional cost.

What does Verified mean?

Verified means a named individual at the firm with a direct phone line we confirmed in the most recent refresh, plus program parameters corroborated against a transaction, term sheet, or counterparty conversation. It is an affirmative statement about what we know – not a guarantee of current lending appetite.

Does Verified mean the lender is currently lending?

No. Verified confirms the platform exists, is reachable, and has documented program parameters. CRE lending is cyclical and appetite changes with rate cycles, policy, and portfolio concentration. The record reflects what we could confirm – not a forward commitment from the lender.

What happens if a direct line is dead?

Any Verified record with a dead direct line within 90 days — we replace it free, within 5 business days. Report it to support@valoreregistry.com with the record name and the date you attempted contact. We investigate and replace within 5 business days.

Can I use this for my whole team?

The standard license covers a single-seat practitioner. Firm licenses covering unlimited users at a single entity are available – email support@valoreregistry.com with your firm name and team size for pricing. Multi-seat licenses are generally offered at a flat-rate structure.

Can I import it into CRM?

Yes. The CSV export uses field names aligned with common Salesforce and HubSpot CRE conventions. Most practitioners import it without column-mapping work. The XLSX master tab is also well-suited to paste-import or bulk-update workflows.

Is this scraped?

No. Field-sourced means the records originate from direct market participation: deal submissions, term sheets, closing calls, correspondent introductions, and counterparty research accumulated over a decade of CRE finance work. We do not scrape public directories or license records from data aggregators.

Is this an enterprise CRE data platform replacement?

No. This is a practitioner desk reference for capital sourcing – knowing who to call, what they fund, and how to reach them. It does not include loan-level data, property records, or market analytics. It is complementary to those platforms, not a substitute for them.

Are contacts included for every record?

267 Verified records include a named individual with a confirmed direct line. 269 Contact-only records have a reachable contact without full parameter verification. 209 Coverage-only records have no direct contact on file – outreach goes through a general line or platform inbox. Every record discloses its tier explicitly.

How often do I get updates?

Can I submit corrections?

Yes. Send corrections to support@valoreregistry.com with the record name and the field in question. Verified corrections are reviewed, and if confirmed, folded into the next quarterly refresh. Submitters are credited in the version notes.

What this is not.

Honesty about scope is part of the product. Here's what the Lender Edition is not.

  • Not a live market-data feed. This is a quarterly-refreshed reference file. Markets move between refreshes.
  • Not an enterprise CRE data platform replacement. Those products serve different needs (property records, CMBS analytics, REIT advisory). This is a directory of capital providers, not a transaction database or property record.
  • Not a guarantee that a lender is currently quoting. Verified confirms the platform exists and is reachable. Lender appetite changes with rate cycles.
  • Not a CRM sync tool. The CSV imports cleanly into Salesforce / HubSpot, but there is no live sync, no API, and no automated enrichment.
  • Not a scraped email list. Records originate from direct market participation. No bulk-purchased lists, no public scrape, no LinkedIn enrichment.
