Valore Registry is practitioner-built. Every record originates from direct market participation — deal submissions, counterparty calls, term-sheet negotiations — accumulated over a decade of CRE capital markets practice. The file is not scraped from public directories. It is not licensed from a third-party aggregator. It is not re-assembled from a CRM export. That commitment shapes every tier, every refresh, and every guarantee on this page.

Downgraded when Direct line goes dead or named contact departs without confirmed successor.

Stale downgrade: when a direct line goes dead at refresh, the record drops from Verified to Contact-only. When the named contact departs without a confirmed successor, it drops to Coverage-only. Downgrades are recorded in the version history and noted in the Dispatch.

Editorial commitment: at least 90% of Verified-tier direct lines must connect to the named contact at refresh. When we miss that bar, we publish the miss in the Dispatch and the affected records drop tier. Purchasers receive every refresh free for 12 months from the date of purchase.

Any Verified record with a dead direct line within 90 days — we replace it free, within 5 business days.

What this covers

  • A Verified record whose direct phone line is dead within 90 days of purchase

What this does not cover

  • Whether a lender will quote your specific deal — Verified confirms the platform exists and is reachable, not appetite
  • Records on the Contact-only or Coverage-only tiers — those tiers are explicit about what they cover
  • General-line phone numbers or shared inboxes flagged as such in the record
  • Records older than the most recent refresh — see the version-history page

Human review

Every Verified record passes through a manual review checkpoint before publication. Every Contact-only and Coverage-only record passes through a structural review — field completeness, format consistency, category accuracy. Records are reviewed individually. We do not pipe scraped data into the file unchecked, and no record reaches the file through an automated enrichment pipeline without a human confirming it belongs.

Known limitations

  • Lender appetite changes quickly — Verified confirms the platform exists and is reachable, not current credit appetite. Rate cycles and portfolio concentration can shift program availability between refreshes.
  • Contacts move between firms. Direct lines and named individuals decay between quarterly refreshes; treat contact data as reliable at the time of the last refresh, not indefinitely.
  • Programs change with rate cycles and credit conditions. A lender’s stated LTV, DSCR floor, or recourse posture may tighten or loosen faster than the quarterly refresh captures.
  • Verification is not a quote and not a commitment from the lender. The Verified tier documents what we could confirm — not a forward statement from the institution.
  • This is a reference product, not a live lender-matching service. Valore Registry does not provide CMBS pricing, comparable sales data, live spread feeds, or matched introductions.
  • The 225 Coverage-only records have no direct contact confirmed — outreach goes through a general line or platform inbox. The tier is disclosed on every such record.
  • Field notes are practitioner observations, not statements by the lender. They reflect what a counterparty said or what a term sheet showed at a point in time.
  • The Verified tier is built on counterparty conversations and term sheets — sample sizes are smaller for newer or less-active platforms where fewer transactions have crossed our desk.

Sources & method

Direct market participation

Records originate from deal submissions, counterparty calls, term-sheet negotiations, and closing processes accumulated over ten years of CRE bridge-lending practice. The Registry is not a scrape of public directories, not a license from an aggregator, and not a re-skin of a CRM extract.

Practitioner contributions

Specific records have been corroborated through working relationships with brokers, sponsors, and lender platform officers who confirmed parameters first-hand. Where a contributor identified a record but did not confirm program detail, that record is tiered Contact-only – not Verified.

Supporting references

Regulatory filings, lender pitch decks, fund formation documents, and platform IR pages are used to corroborate category and program range. These sources do not substitute for direct contact — they establish the record’s presence in the market, not its parameters.

Corrections welcome

If a contact is wrong, a program parameter has changed, or you are a lender who wants your record updated: email corrections@valoreregistry.com. Corrections are typically reflected within 5 business days. Every correction strengthens the file — the Registry becomes more useful each time a practitioner flags a stale line or an updated program. Submitting a correction helps every future buyer of this edition.

Refund policy — 14-day refund if the file is materially different from what was described, corrupted, or not delivered correctly.
