Is this investment research?
No. The REIT Tracker is an editorial compilation of public disclosures, not investment research. It does not include price targets, earnings estimates, or buy/sell recommendations. The audience is private-market practitioners using public REIT data as a market context signal, not REIT equity investors.
Why exclude mortgage REITs?
Mortgage REITs are a different analytical lens – they're primarily a read on the credit market, not the property market. That analysis lives in the Capital Markets Brief. Equity REITs, which own and operate assets, are the focus here.
How far behind are the filings?
10-Q filings are due 40–45 days after quarter-end for large accelerated filers; 45 days for accelerated filers. The REIT Tracker publishes approximately 60 days after quarter-end to allow most filings to land before the report closes.
