What counts as a "sponsor" for this Edition?
Any GP-side firm that raises and deploys capital into CRE assets – institutional GPs, value-add syndicators, family offices doing direct deals, public REITs, PE-affiliated real-estate platforms, and active owner-operators. The Edition excludes one-off LLCs that filed once and disappeared, plus passive LPs (those are the forthcoming LP Edition's scope).
Do sponsor records include phone numbers and email addresses?
Yes, for 606 of 698 firms – approximately 1,427 named contacts in total. Researched-profile contacts have email domains confirmed against the firm’s own website. Directory contacts are drawn from the practitioner relationship database and current at time of capture – verify before outreach. The remaining 92 firms carry named GP leadership and the firm website; direct phone and email were not available at press time.
What is the difference between a "researched profile" and a "directory firm"?
A researched profile is a primary-source firm dossier with citable AUM (or portfolio scale), named GP leadership, fund structure, and notable deals. A higher bar than the Lender Edition: a researched profile requires at least three citable data points, including either a traceable recent acquisition or disposition, a confirmed multi-deal track record, or a named principal with at least two transactions in the prior 24 months. All 152 researched profiles in this Edition clear that bar. A directory firm has its identity confirmed by a corporate email domain shared across multiple named contacts from the practitioner relationship database – the firm is real and active, but a full primary-source dossier has not been compiled. Directory contacts should be verified independently before outreach.
Does it include AUM and fund vintages?
Yes – where publicly disclosed. Public REITs and large institutional GPs report AUM in 10-Ks or earnings releases; private GPs disclose via ADV filings, state-pension LP records, and press releases on fund closes. LP-specific commitment data (which LP committed how much) stays outside scope – that belongs to enterprise institutional-commitment databases at $10K+/yr price points. The Edition prices for the GP-side practitioner who needs the firm-level map without those databases.
How does this differ from the LP Edition?
Sponsors are GP-side – the firms that source and operate deals. The forthcoming LP Edition will map the capital side: pension funds, endowments, family offices on commitments, and dedicated CRE allocators. Most practitioners need one or the other; some need both, which is why the two Editions share schemas.
Are updates included?
Yes – 12 months of quarterly refreshes at no extra cost. Fund closes, leadership changes, capital-structure changes, and harvest events are tracked in the changelog. The download link replaces in place; no re-purchase needed.
